There is no single price for commercial cleaning in Orlando. Industry benchmarks put general office cleaning at about $0.09 to $0.17 per square foot and medical spaces at $0.14 to $0.29 (ISSA). Thumbtack's national data puts a typical commercial cleaning job near $253. Your price depends on size, frequency, space type and scope.

This guide shows the published ranges, explains why two quotes for the same office can be far apart, and lists the costs that tend to show up after you sign. We don't publish our own prices here, because a fair number depends on your space.

How much does commercial cleaning cost in Orlando?

No public index tracks janitorial prices for Orlando specifically. The most useful published numbers are national, so treat them as a starting point, not a quote.

The cleaning industry association ISSA publishes typical per-square-foot ranges by facility type. ISSA calls them "general guidelines rather than fixed prices" and does not tie them to a visit frequency.

Type of spaceTypical range per sq ft (national, ISSA)
General office$0.09 to $0.17
Medical and healthcare$0.14 to $0.29

Thumbtack reports what its customers pay. Its commercial cleaning cost guide (updated March 31, 2026) gives a national average of $161 to $402, with most people paying around $253. For offices, it breaks the average down by size:

Office sizeAverage cost (national, Thumbtack)
Up to 1,000 sq ft$211
1,000 to 2,000 sq ft$376
2,000 to 3,000 sq ft$435
3,000 to 4,000 sq ft$577
4,000 to 5,000 sq ft$834

Both sources are national. Neither one is an Orlando quote, and neither one knows how many restrooms you have or how often you need a crew. That is where most of the difference between quotes comes from.

What sets the price of office cleaning?

Five things account for most of the price. When two quotes differ a lot, one of these is usually different between them.

1. Square footage

More floor means more time. The price per square foot isn't fixed, though: one open area goes faster than the same space split into small rooms. Count only the space that actually gets cleaned. A storage room nobody enters shouldn't be priced like a lobby.

2. How often the crew visits

Frequency changes both the monthly total and the price per visit. Thumbtack's office cleaning guide notes that more frequent service tends to get a lower per-visit rate. A space cleaned five nights a week stays at maintenance level. A space cleaned once a week needs more work each time. If you're unsure what you need, see how often an office should be cleaned.

3. Type of space

An office with carpeted private rooms is not the same job as a dental suite, a gym floor or a storefront with glass doors. Each one has different surfaces, products and standards. ISSA's ranges show the gap: medical space runs higher at both ends of the range.

4. Restrooms, break rooms and traffic

Restrooms, kitchens and break rooms take longer than hallways and private offices. Thumbtack lists these rooms as a main cost factor. Foot traffic matters too. A lobby with 200 visitors a day needs more floor care than a back office with six desks.

Restrooms take more time per square foot than any other room, so their number and condition move the price.

5. Scope, supplies and labor

Scope is the written list of what gets done and how often. Supplies are the products, tools and equipment. Labor is the crew's time. ISSA lists labor costs, equipment and chemicals among its main pricing factors.

Labor costs in Florida have risen on a fixed schedule. The state minimum wage reached $15.00 per hour on September 30, 2026, the last step of the increases voters approved in 2020 (FloridaCommerce). Any quote you got before that date may not reflect it.

Why do medical offices and gyms cost more per visit?

Medical and dental offices take more time per room. Exam rooms, waiting areas and restrooms are disinfected, not just wiped. EPA-registered disinfectants have a contact time on the label: the surface has to stay wet for that long to work. Products, steps and frequency follow a protocol agreed with the practice. Our guide to medical office cleaning requirements covers what OSHA, CDC and EPA say.

Gyms and studios combine heavy traffic with lots of touch points. Equipment, mats, benches, locker rooms and showers all need attention, and long opening hours leave a short window for the crew. Rubber floors and mirrors also take their own products and time.

If you run one of these spaces, expect quotes at the higher end of the ranges above. See what's included in medical and dental office cleaning.

Per-visit pricing vs a fixed monthly price

Cleaning companies usually price recurring work in one of three ways. Thumbtack notes that some charge a flat rate after a site visit, while others charge by the hour from a walkthrough estimate that can change after the job.

Pricing modelHow it worksWhat to watch
HourlyYou pay for crew hours actually workedThe bill moves month to month. Slow crews cost more.
Per visitA set price each time the crew comesMonths with extra visits cost more. Add-ons are often billed separately.
Fixed monthlyOne price for an agreed scope and frequencyThe scope must be written down, or it's hard to know what you're paying for.

A fixed monthly price is the easiest to budget. It only works when the scope is specific: which rooms, which tasks, how often, and what counts as extra. A one-line scope like "general office cleaning" leaves room for surprises on both sides.

What hidden costs should you ask about?

Ask these questions before you sign. Get the answers in writing.

  • Supplies: Are cleaning products and equipment included? Are restroom paper goods, soap and trash liners included, or billed on top?
  • Add-ons: What does carpet extraction, window cleaning or floor refinishing cost? Is it ever done without your approval?
  • Contract terms: How long is the agreement? Does it renew on its own? How much notice do you need to give to cancel?
  • Price changes: Can the price go up during the term? With how much notice?
  • Extra visits: What does a one-time extra clean cost, for example after an event or a leak?
  • Missed tasks: If something is skipped, is it fixed at no charge? How fast?

How do you get an accurate number for your space?

A real price needs someone to see the space. Here is how it works with Earth Cleaning Solutions:

  1. Online estimate. Answer five questions about your space at our estimate page. You get a preliminary range on screen in under a minute.
  2. Free walkthrough. We visit for about 20 minutes and write the cleaning checklist with you, room by room.

The checklist written at the walkthrough is the scope behind the monthly price.

After that, every visit follows the checklist, and you get a short report with photos of key areas. The checklist is also how you compare quotes. Our office cleaning checklist shows what a complete one looks like.

How to compare cleaning quotes side by side

  • Put every quote on the same scope and the same visit frequency.
  • Convert every quote to a monthly total, including supplies and any add-ons you know you'll need.
  • Check what each one includes for restrooms and break rooms, since those take the most time.
  • Compare contract length and the cancellation terms, not only the price.
  • Ask who you contact when something is missed, and how fast they reply.

The lowest monthly number is not always the cheapest. A quote that skips restrooms twice a week, or locks you into a year, can cost more in time and follow-up than it saves.

Frequently asked questions

How much does office cleaning cost per square foot?

ISSA lists general office cleaning at about $0.09 to $0.17 per square foot and medical and healthcare space at $0.14 to $0.29. These are national guidelines, not Orlando quotes, and ISSA does not tie them to a visit frequency. Use them as a rough starting point.

What is the average cost of commercial cleaning?

Thumbtack's national data (updated March 31, 2026) puts the average at $161 to $402, with most people paying around $253. For offices it ranges from $211 for spaces up to 1,000 square feet to $834 for 4,000 to 5,000 square feet. Local prices depend on scope and frequency.

Is a fixed monthly price better than paying per visit?

A fixed monthly price is easier to budget, and it puts the risk of slow work on the cleaning company. It works best when the scope is written down room by room, so both sides know what the price covers.

Why are medical office cleaning quotes higher?

Exam rooms, waiting areas and restrooms are disinfected with EPA-registered products that must stay wet on the surface for the contact time on the label. That takes more time and follows a protocol agreed with the practice. ISSA's range for medical space is higher than for general offices.
